For many people, the biggest hurdle to buying a home is coming up with tens of thousands of dollars for a down payment. The Workforce Initiative Subsidy for Homeownership (WISH) provides grants that can reduce your out-of-pocket contribution to your down payment to a manageable amount.

  • Grants are for first-time homebuyers or anyone who hasn't owned a home in three years with a household income at or below 80% of the area's Average Median Income
  • For every $1 you put toward your down payment, you can get $4 in grant funds. So if you put up $5,000, you are eligible for $20,000 in funds.*
  • Maximum loan amount under WISH program is $806,000*

From First-Time Homebuyer Loans to Jumbo Mortgages, KeyPoint has a mortgage for you.

* The Workforce Initiative Subsidy for Homeownership (WISH) is a First-Time Homebuyer Program that offers matching grants to qualified first-time homebuyers. Program provides a one-time 4:1 match of the borrower's contribution towards down payment and closing costs. For example, a borrower must contribute $8,000 to qualify for a $32,000 grant. Maximum grant in 2025 is $32,099; max loan amount $806,500. Borrower contribution can come from household savings and/or gift funds. Other grants and/or credit/concessions from a party of the transaction are not considered homebuyer contribution. Must be first-time homebuyer according to FHLB definition and restricted to households at or below 80% Area Median Income, based on the location of the household's residence and adjusted for household size. To be eligible, participant must occupy property as a primary residence and complete a homebuyer counseling program provided by an experienced organization. Grant may be forgiven after five years of occupancy.
